The cinema is now one of Newbury's biggest eyesores. When are we going to have some shops opening there? The place is starting to look derelict and this will obviously continue when Debenhams move out.

Perhaps if the landlord reduced the rents, we might see some action. Remember he is being paid £100,000.00 per annum by us the taxpayer to subsidise this carbuncle.

I fear for the future of Newbury. Are we going to end up with a town full of empty shops that nobody wants to rent because the costs are too high?

I believe that the original planning permission stipulates that the units below the cinema have to be occupied by restaurants (not takeaways), although this could possibly be relaxed if no restauranteers are willing to step forward. There will also be spaces for restaurants in Victoria Square (Part of the new Parkway development). Newbury can only sustain a certain number of restaurants.

The £100,000.00 is being paid to the cinema operator, not the landlord. I understand that it is a subsidy up to a maximum of £100,000.00 per annum and will not be paid if the cinema is making a profit.

I believe it is also limited to 5 years?  If it is paid then, according to your understanding, it means that the cinema will be making a loss.  So what happens after five years?

Don't be silly, the units are available in a variety of sizes to suit most national chains.

I understand, that the landlord (Kennet Shopping) would get the rent.

I believe that there are planning restrictions which limit their use to pubs/restaurants and no takeaway facilities are allowed.

the size of the available units was the reason give why at least one national chain didn't take one.

You have to allow for kitchens, stores, toilets etc etc which is going to eat up a lot of space in your unit. With approx 20ft² required per diner ( or 15ft ² if the seating is going to be like McDonalds ) then even 4500ft does not give many covers.

Companies like 'Nandos' and all the other 'usual suspects' always use the same three critieria to judge when or where or if to go in.

They look at the demographic of the area in order to see if the local population have sufficient disposable income to turn up.

Then they look at how many 'similar' restaurants there are in the immediate area. (Location and ease of access can also come into play here).

Then they look at the rent charged plus any extra or fixed overheads and work out their forecasts.

Obviously various parts of these business plans have been found wanting.

Having so much other competition in the vincinity has probably swayed the balance.
